South Unionville is located south of Regional Highway 7, north of Highway 407, east of Kennedy Road and west of McCowan Road.

South Unionville comprises recent developments and homes built in the 1980s and 1990s, with a few older roads which have more traditional homes. In recent years these older homes are slowly being either renovated or replaced with larger new-build homes. There are some townhomes and condominiums that are more affordable than the older parts of Unionville and are nearer to the train station. The median home value averages $790,000, 73% higher than the CDN average. The community caters for both small and larger families. Homeownership is evident, with only 13% renters in the neighbourhood.

Transport & Commuting

The closest train station is Unionville GO station which has bus and train links. From the middle of the area, it takes 20 minutes to walk to the station, 6 minutes to cycle, or 15 minutes by bus.  York Region Transit has frequent buses that run along Kennedy Road, Highway 7 and McCowan Road. Therefore, the neighbourhood has excellent accessibility to downtown Toronto and also to the rest of Markham.

Within walking distance there are four plazas with some very popular restaurants and takeaway options. New Kennedy Square has no less than twelves places to buy food, a bank, spas, a salon and a clothing store. There is a plaza at Kennedy and Highway 7 which sports two dining choices, and a Beer store. And, on Highway 7 and Second Street another plaza offers pet owners a pet food store and a pet hospital, also another option for dining. Further along Highway 7 towards McCowan Road, you have more five more take-out choices, a bank and a large grocery store. There are also five car dealerships in the area. Just across from the corner of Highway 7 and McCowan is the enormous Markville Mall – also easily accessible from this neighbourhood.

The closest community centre is the Markham Pan Am Centre which is easily accessible to the area and has state-of-the-art facilities for badminton, swimming, and table tennis as it was built for the Pan Am Games in 2015. It has a 36,000 sqft gymnasium, a multi-level fitness centre, and high-tech meeting rooms. The Markham YMCA is also accessible, near Unionville GO station and there are some private gyms in the area.

The Village Green – South Unionville community is central to a good choice of neighbouring parks and trails. The Milne Dam Conservation Park is just across McCowan Road, and some of the nicest trails are situated here. There are five parks:

      • South Unionville Park has an outdoor gym, a children’s playground, a splash pad and large green spaces.

      • Bianca Park has a grass field with lots of trees for shade and a children’s playground.

      • South Unionville Storm Water Management Park is a beautiful area for enjoying nature walks, cycling and bird spotting.

      • Avoca Park – a small peaceful park with two smaller-sized children’s playgrounds designed for different ages.

      • Campbell Park – this park forms part of the Rouge River Trail and is popular for nature walks and cycling.
